    A self-built 2×2m garden cabin or barrel kit with a budget electric heater. You do the framing, insulation, cladding and interior. A Part P electrician handles the heater circuit. Perfect entry point for the löyly-curious.

    Real advice to bring your budget down without compromising quality where it matters.

    DIY the carpentry, hire the trades

    Frame, insulate, and clad yourself. Hire only the Part P electrician (and HETAS engineer if wood-fired). Saves 40–60% versus a turnkey installer.

    Buy from a local sawmill

    UK-grown larch cladding from a sawmill is 30–50% cheaper than merchant stock. Ask for kiln-dried — green timber will move on you.

    Start with a kit shell

    Barrel and pod kits from manufacturers like Almost Heaven or Northern Lights give you a watertight shell for £2–4k, then you finish the interior to your standard.

    Skip the cold plunge for year one

    A £150 stock tank works perfectly for the first 12 months. Upgrade to a cedar tub or chiller once you know how often you'll actually use it.

    Choose electric over wood

    An electric heater plus Part P install costs roughly half a wood stove plus HETAS install — and the running cost difference is small unless you sauna 4+ times per week.

    Don't skimp on insulation or stones

    These two items make the difference between a hot box and a real sauna. Spend the money here, save elsewhere.

    Tiny houses don't fit neatly into traditional mortgage products — here are the realistic options.

    Personal Savings

    The most common route. Many self-builders save for 1–2 years while planning, then build in stages as funds allow. No interest, no debt, full ownership.

    Personal Loan

    High-street banks offer unsecured personal loans up to £25,000–£50,000 at 3–7% APR (2024 rates). No collateral needed, but monthly repayments start immediately.

    Self-Build Mortgage

    Available for permanent tiny houses on land you own (with planning permission). Funds are released in stages as the build progresses. Requires professional valuations at each stage.

    Credit Union Loan

    Credit unions often offer favourable rates for self-build projects. Check your local credit union — some have specific 'eco-build' or 'sustainable living' products.
